1. Gather the useful information
Provide the address, building, floor level and known areas, separating indoor space, outdoor space and ancillary areas. Include a plan and recent photographs if possible. Mention completed or planned works, charges and any existing occupancy.
Explain whether you are preparing a sale, a letting or a review of your assets: a sale value and a potential rent answer different questions.
2. Review the property and the comparisons
A visit helps assess views, daylight, condition and layout. Selected references should be comparable and dated, distinguishing asking prices from completed transaction prices.
IMSEE estimates an average price of €57,569/m² for 2025 under its new statistical model. This national indicator does not determine an individual apartment’s price and is not directly comparable with earlier resale-only averages.
3. Understand the result and its purpose
The appraisal should explain a range, assumptions and points needing further investigation. Document availability and arranging a visit affect the schedule: agree the timescale with the team when making your request.
This initial market opinion guarantees neither a sale price nor an investment return. If a lender, notary or another recipient requires a specific formal valuation, confirm those requirements before commissioning the document.
