Assessing your particular address
Values differ within the same town. Views, floor, orientation, noise, access, parking and the quality of the building can distinguish neighbouring properties. Interior areas, terraces, gardens and ancillary spaces need separate consideration.
For a villa, the condition of the building, access to the plot, outdoor layout and proposed works complete the assessment. Any potential extension or subdivision must be checked before it is reflected in the price.
Interpreting market evidence
Asking prices show competing supply, but do not prove completed sale prices. The public Demande de valeurs foncières service provides transaction information drawn from notarial deeds and cadastral records.
Each comparison needs context: transaction date, included lots, condition and location. A town-wide average cannot replace this assessment.
