HOW TO SELL AN APARTMENT IN MONACO

Are you thinking of selling your apartment? The following lines will present the main steps necessary to sell your apartment in the best possible conditions.  The MONACO PROPERTIES team will strive to provide you with a tailor-made service to ensure ease and satisfaction in this difficult experience.  

 

Assessing the value of your apartment

  • The first step is to contact your real estate agent to conduct an assessment of the value of your apartment. The valuation will consist of a detailed report that will provide you with an estimate of the selling price based on current market conditions. 

 

Sign the sales mandate & advertise your apartment 

  • Once you have decided on the price at which you want your apartment to be marketed, your real estate agent will prepare the sales mandate, take professional photos of your apartment and write a description emphasizing the characteristics of your apartment.

  • You can decide if you want your apartment to be advertised on the Internet and in our magazine or if you prefer it to be off-market and offered only to our selected customers.
     

 

 

 

Find a buyer and accept the offer

  • Upon request, your real estate agent will show your apartment to potential buyers and explain all its features. It is essential to facilitate the sale, which involves having the apartment cleaned regularly and organizing the visit at the most favorable times of the day.

  • Once a buyer has made an offer, in accordance with the seller's price expectation, the seller will sign the offer which will then be communicated to the notary chosen by the buyer and seller. The buyer must immediately proceed to the payment of the deposit (usually 10% of the price of the apartment) to the notary. 
  • The notary of Monaco is an institution that has the exclusive right to prepare the deed of sale. The notaries also guarantee that the apartment sold is free of any pledge on the date of realization. There are three notaries in Monaco: Mr. Henry Rey, Me. Nathalie Aureglia-Caruso, Me. Magali Crovetto-Aquilina.
     

Signing the contract and related costs

  • The Notary of your choice will prepare the deed of sale containing the sale price and agency fees set by the Monegasque Real Estate Board. 

  • On the date of realization, the seller and the buyer will read the final deed in the presence of the Notary. Once the deed of sale is signed, the notary provides a certificate to both parties and credits the seller with the sale price less agency fees within two weeks. (6% TTC of the selling price).
