Monaco property in early 2026: what the 2025 results show

Understanding the transition from 2025 to 2026 starts with comparable annual data. IMSEE’s results show different trends in new sales and resales, without establishing a general acceleration at year-end.
Annual results: two different paths
The 493 transactions in 2025 represent a 5.8% annual increase. Resales rose from 365 to 429, while new sales fell from 101 to 64. Combined value remained close to €5.9 billion, stable compared with 2024.
Growth in resales should therefore not be presented as simultaneous growth across every segment. The total transaction count was not a ten-year record.
New sales slowed during 2025
IMSEE recorded 42 new sales in the first quarter, 15 in the second, 7 in the third and none in the fourth. The second half therefore accounted for seven new sales, rather than a year-end surge.
A cumulative January-to-June figure does not describe the second quarter alone. Comparisons must use the same period, segment and unit: euros, millions or billions of euros.
Averages and exceptional transactions
The average new sale reached €40.8 million, compared with a median of €21.2 million. For resales, the average was €7.6 million and the median €4.0 million. The highest-value transactions strongly influence averages.
These indicators describe the properties actually traded. They do not establish that every apartment gained value or that large homes dominated the number of transactions in every segment.
Which indicators matter for a project in 2026?
Examine newly published transactions, properties actually available, negotiated prices, financing terms and property charges. The 2025 results provide a starting point, not a guarantee of activity or prices in 2026.
