The value of parking in Monaco is not determined by its address alone. A space 3.50 m deep, a generous bay for a large vehicle and an enclosed garage with a low door meet different needs. To assess its value — separately or with an apartment — compare local prices with the genuinely usable dimensions and the entire access route.

What asking prices are seen in each district?

The table below gives asking-price ranges from a selection of listings consulted on 15 September 2026. These are neither a price scale nor completed transaction prices. Each row compares identified examples, rather than measuring the lowest and highest prices across an entire district. Dimensions, level and occupancy may explain some differences.

Moneghetti€350,000–€400,000Two spaces at Villa Ninetta, advertised as 5 × 2.50 m: €350,000 on level −4 and €400,000 on level −3. Access by two vehicle lifts. These examples concern a single residence.

Method: distinct references selected by residence, characteristics or listing number, without calculating an average. Multiple lots, double spaces and explicitly enclosed garages are considered separately. A listing that says only “parking” does not always establish whether it is enclosed: check photographs, plans and a viewing. Areas follow the commercial labels used in listings, which may differ from statistical boundaries. The samples consulted do not provide a sufficiently documented range here for Larvotto, the Port, Monaco-Ville or Mareterra.

Open bay, enclosed garage or double parking: three different comparisons

An open bay has no individual enclosure and is often within a covered, secure car park. “Open” therefore does not mean outdoors. An enclosed garage has walls and its own door: the interior may be wide while the entrance is narrow. A space described as suitable for enclosure is not already an enclosed garage; feasibility and the necessary permissions still need checking.

For two vehicles, distinguish side-by-side spaces, with independent access, from tandem spaces, which may require moving the front car. A large parking rectangle does not automatically constitute two independent legal units.

These examples show why applying a fixed premium, such as “20% more for an enclosed garage”, would be misleading. An enclosed garage can cost less than an open bay with a better location or easier use. Available listings do not allow the effect of enclosure alone to be isolated statistically.

Dimensions to measure on site

The advertised square metre area does not answer the key question: can your car fit, and can you get out of it? Measure:

  • Usable width at the narrowest point, between walls, columns or obstacles, including room to open the car door.
  • Genuinely clear length, with the garage door closed, allowing for equipment and any movement of the door.
  • Minimum height along the entire route: building entrance, ramp, beams, pipes and garage door.
  • The door opening, separately from the interior dimensions, and the alignment required to approach it.

Illustrative calculation: a 2.20 m-wide space and a 1.90 m-wide car body leave only 30 cm in total, or 15 cm per side with the car centred. This excludes mirrors and does not guarantee door-opening clearance. It illustrates a constraint; it is not a parking standard.

Access can matter as much as the space itself

A large bay remains inconvenient if the driver faces a tight turn or an abrupt change of gradient on every journey. Test the route from the street, down the ramp and into the space, then repeat it on the way out.

  • At the entrance: gate width, approach angle from the street, visibility and room to wait without blocking traffic.
  • On the ramp: width on bends, passing other vehicles, slope and changes of gradient. A low car can ground even with adequate overhead clearance.
  • In front of the bay: aisle width, columns, neighbouring cars and the number of manoeuvres required.
  • With a vehicle lift: cabin dimensions, door width, load limit, waiting times, maintenance and the arrangements if it is unavailable. Two lifts do not remove the need for these checks.
  • On the way to the apartment: lift, steps, doors and the actual distance with shopping or a pushchair.

“Easy access” remains the advertiser’s assessment until the route has been tested with the relevant vehicle. An electrical socket does not guarantee charging capability either: installation, power, metering and permissions must be clarified.

What is the impact on an apartment’s value?

The asking price of a separately sold parking space is not automatically the amount to add to an apartment. First check whether the comparable homes used in the valuation already include one or more spaces. Adding them again would distort the result.

Value the home using appropriate comparables, identify the parking’s own value, then test the combined price against the market. Direct indoor access may meet a decisive family need; a space in another residence does not offer the same convenience. The value of a second space also depends on the expected number of occupants and vehicles.

Before considering a separate sale, have the title, identification of the units, condominium rules and any restrictions examined. If the space is rented, gather the lease, rent, charges and availability conditions; an old lease-end date in a listing does not prove that the space is vacant today.

Preparing the information for a useful valuation

Provide the residence name, level, unit number, dimensioned plan, door dimensions for an enclosed garage, charges and occupancy status. Add photographs of the empty space, its entrance and the ramp, plus a short video of the route. These help compare actual usability and quickly exclude unsuitable references.
