Notary fees in Monaco according to the different situations 

  • For the purchase of a property by a natural person or by a Monegasque civil company with natural shareholders: 6% of the purchase price (1.5% notary fees + 4.5% registration fee).
     
  • For the purchase of a new property or in the future state of completion: 2.5% of the purchase price (1.5% notary fees + 1% registration fee).
     
  • For the purchase of a property as a property dealer (activity in personal name or in S.A.R.L.): 1.5% of the purchase price (notary fees only). The property merchant will have 4 years to resell the property otherwise a penalty of 6%, in addition to the transfer tax of 4.5%, will be applied to the value of the property.
     
  • For the purchase of shares in a real estate company registered in Monaco and owner of a property: 4.5% registration fee calculated on the value of the property + notary or lawyer fees. 
     
  • For the purchase of a property for a legal entity (offshore company, S.A.R.L., S.A.M.): 9% of the purchase price (7.5% registration fee + 1.5% notary fees) 
     
  • For the purchase of a property in life annuity: The notary fees are calculated on the value of the bouquet + on the sum of 10 years of annuity:   6% of the purchase price (1.5% notary fees + 4.5% registration fee).

 

Drafting of the deed of sale of a property 

The deed of sale drawn up by the notary in Monaco contains :

  • The identity of the seller(s)
  • The identity of the purchaser(s) 
  • Description of the residence in which the real estate is located
  • The description of the real estate subject to the sale 
  • The history of the different owners of the properties 
  • Real estate purchase costs
  • In some cases, the details of the mortgage 


Once the conditions of the sale have been lifted and the deed of sale signed by the seller and the buyer, the notary will provide a certificate to both parties and will credit the seller with the sale price less agency fees within two weeks.
