Start with the life you want to lead
Write down a typical weekday: where you leave the building, how you travel, what you carry and when you return. A route that looks short on a map can feel very different with shopping, a pushchair or a regular journey to work. Visit the streets around the apartment as well as the apartment itself.
Separate requirements from preferences. You may need two genuine bedrooms and step-free access, while being flexible about a terrace or a separate kitchen. Giving your agent this distinction helps make every viewing more useful.
Compare the home, not only the headline area
Look at how the rooms connect. Can you place a bed, a desk and storage without obstructing circulation? Does the dining area work when guests visit? Is outdoor space comfortable at the time of day you would use it?
Ask for a plan and a breakdown of the advertised area. Compare interior space, outdoor areas, parking and storage separately. Our guide to saleable area and usable living space explains the questions to ask about measurements.
| Compare | Record for each apartment |
|---|---|
| Daily access | Entrance, lift, steps, parking route and journeys on foot |
| Layout | Bedroom dimensions, storage, work space and circulation |
| Comfort | Light, noise, privacy, ventilation and cooling |
| Building | Services, access arrangements and known works |
| Budget | Price or rent, charges, extras and initial expenses |
| Timing | Availability, proposed handover and unresolved questions |
Make the budget comparable
For a rental, separate the recurring budget from the money needed at the start. Request a written breakdown of rent, charges, separately billed services and the agreed initial payments. For a purchase, review building expenses and anticipated works alongside the acquisition budget prepared with your advisers.
A concierge, pool or other facility may be valuable to you, but establish what is included, who can use it and whether additional charges apply. A service described in a building brochure should be checked against the particular apartment and agreement.
Furnished or unfurnished: decide around your timetable
A furnished home can reduce the number of purchases you need to arrange. An unfurnished home gives you more control over how the space feels. In either case, confirm the actual equipment, storage and condition rather than relying on the category in the listing. Furnished does not automatically mean every household item or service is supplied.
Turn the shortlist into a decision
After each visit, record what you liked, the compromises and the questions still open. Compare two or three realistic options against the same criteria. Request a further visit where an important issue remains unresolved; avoid treating attractive photography as a substitute for checking the property.

Frequently asked questions
Is the largest apartment always the best choice?
No. Compare the usable layout and the spaces you need. Extra circulation or outdoor area may not solve a shortage of bedrooms or storage.
What should I send before arranging viewings?
Your budget, timetable, occupants, essential features and shortlisted references. Mention access needs early so unsuitable options can be excluded.
