Furnished and unfurnished living room comparison

When a furnished apartment may suit you

A furnished apartment may simplify the move when you have little furniture or need to settle in without coordinating major deliveries. It can also make the viewing easier to interpret: you can see how the current furniture fits.

Check that the furniture shown is included and suitable for your household. A beautifully styled living room may still lack a desk, sufficient wardrobe space or the equipment you use every day. Ask whether any items can be removed or changed and record the agreement.

When an unfurnished apartment may work better

An unfurnished home allows you to use your own furniture and organise the rooms around your habits. This can be attractive if you already have the main items and expect to establish a more personal home.

Prepare measurements before committing to deliveries. Confirm lift dimensions, building access and removal arrangements. Include delivery, assembly and temporary essentials in your moving budget. Ask which appliances and fittings remain: “unfurnished” is not a substitute for a detailed description.

Check the inventory and condition together

For a furnished property, request the proposed inventory and compare it with what you see. Note the furniture, appliances, keys and accessories included, along with condition and any agreed work before handover. Establish how to report faults and whom to contact for questions during the tenancy.

Do not infer lease duration, notice arrangements or responsibility for repairs from the furnishing category alone. Have the proposed lease and the property’s applicable regime explained before signing. Confirm separately whether any building services, utilities or cleaning arrangements are included.

Compare the overall move, not just the rent

Give your agent a clear brief

Share your target date, intended use, household size and what you plan to bring. Explain whether furnishing is essential or simply preferred. If both options are possible, ask for a comparison based on the complete move and your expected use of the apartment.

Frequently asked questions

Does furnished mean ready with every household item?

Not necessarily. Confirm exactly what is supplied, including smaller items that matter for your move.

Can I replace the furniture?

Ask the landlord or agent and obtain agreement before removing, storing or replacing supplied items.
