Monaco Apartment Viewing Checklist: What to Ask
2026-10-19

Before the visit · Inside the apartment · The building · After the visit · Arrange a viewing
Before the visit: prepare three essentials
Choose the features you cannot compromise on, such as bedroom space, lift access or parking. Bring the measurements of large furniture you intend to keep. Ask whether a plan is available and whether the apartment is occupied, so the visit can be organised appropriately.
Walk the final part of your usual route. Look at the entrance you would actually use, rather than assuming the building’s main address represents the easiest access.
Inside: check comfort and usable space
- Layout: walk between rooms and consider where doors, furniture and storage would meet.
- Light and privacy: look from the main seating and sleeping positions, not only from the balcony.
- Noise: listen with windows open and closed. Ask about nearby works and arrange another visit if the timing matters.
- Cooling and ventilation: ask what equipment serves each room and how it is controlled and maintained.
- Condition: note marks, odours, damaged finishes or equipment that needs checking. Ask for an explanation; a viewing does not establish their cause.
- Outdoor space: check usable depth, access and privacy, and ask about relevant building rules.
Inspect the parts beyond the front door
Visit the parking space and cellar when included. Check the route, door widths and practical access for your vehicle; do not assume that every parking bay suits every car. Ask about lift access from the garage and how deliveries or removals are arranged.
Clarify concierge hours and what services are included. If a pool, gym or other shared facility matters to you, confirm access conditions for the apartment’s occupants. Ask about known works that could affect access, noise or expenditure.
Ask for the supporting information
Request the available plan, area breakdown, charge information and details of what is included in the transaction. For a rental, ask about the furniture inventory, proposed availability and the breakdown of initial payments. For a purchase, request the documents your notary and other advisers need to review the property and any existing occupancy.
Our area measurement guide helps you compare listings on a consistent basis. For parking questions, see our guide to dimensions and access.
Afterwards: separate observations from assumptions
Use three headings in your notes: confirmed, still to check, and personal preference. For example, “lift reaches the garage” may be confirmed, while “the apartment is quiet all evening” may still need checking. Send the unresolved points to your agent in one message.
Frequently asked questions
Can I take photographs?
Ask permission first, particularly in an occupied home. Respect the occupant’s belongings and privacy.
Does a viewing replace a technical inspection?
No. Where condition or proposed works are important to your decision, arrange an appropriate professional assessment.
